We've put together a brief list of frequently asked questions that may aid in your decision making process. Please email us your particular questions on CreekStone Homes or new homes in general. Once received, your questions will be answered in a timely manner by our experienced staff. Please keep in mind that once you are under contract with CreekStone Homes, you will receive a detailed Homeowner's Manual that will walk you through the next 18 months from purchasing your new CreekStone Home through our comprehensive one year warranty and how to submit a service request.
Who will build my CreekStone Home?
The construction of homes in each CreekStone Homes' neighborhood is managed by a seasoned construction superintendent who will personally manage all the stages and subcontractors involved in the building of your new home. You will have the opportunity to meet your superintendent at your pre-construction meeting, frame walk, and orientation.
What is the pre-construction meeting?
The pre-construction meeting is generally done 30 days after contract when you have finalized your last change order. This meeting is an opportunity for you, your new home sales consultant, and your superintendent to review your contract, plans, selections, changes and protocols of the construction process to insure that your new home will be built according to your specifications.
What is the frame walk?
The frame walk is your second meeting with your construction superintendent and provides you an opportunity to see the quality inside the walls of your new home and confirm that selections and change orders are correct so far.
What is my orientation?
Your orientation is conducted by a representative of our customer service department. This session is an introduction to your new home and its many features. We will demonstrate your new home, review key points regarding maintenance and warranty coverage, and confirm that all selections and options are installed as you ordered them.
Do I need a real estate agent to purchase a CreekStone Home?
CreekStone Homes enjoys a wonderful relationship with our Real Estate community and recognizes the need for these highly specialized professionals who will assist you in a smooth transition into your new home (particularly when you have another home to sell). It is, however, not required to have a Realtor represent you in your transactions with CreekStone Homes.
Once I select a specific floor plan, is there any flexibility to change this plan?
Of course! We believe your new CreekStone Home should be as individual as you are. That's why we offer a variety of options on each home from owner's retreats with sitting rooms and fireplaces to flexible spaces that can act as bedrooms, studies, or formal living area. You will find that our models demonstrate a large variety of the options available to you in personalizing your new home. As well, our sales consultants are also well versed in options available for individualizing each of our floor plans.
How and when do I make my final selections?
You will generally make your final selections within 30 days (or less) of contract. These selections are done at professional design centers with professional interior designers. If needed, CreekStone Homes also offers the exclusive services of our in-house interior designer.
Does my CreekStone Home come with a warranty?
Your new CreekStone Home will come standard with a one year warranty on workmanship and materials. Again, details of this comprehensive warranty are featured in our Homeowner's Manual.
Does CreekStone Homes accept contingency contracts?
CreekStone Homes will accept a contingency contract on available inventory homes and home sites. You are encouraged to visit with a sales consultant to discuss the details of your specific situation.
How does CreekStone Homes select their locations to build in?
At CreekStone Homes, we hand pick only the finest neighborhoods in which we feature our homes. Locations which offer our customers a variety of prices and a large array of home styles to choose from. We strive to have our homes located in convenient environments that are close to schools, parks, work and play. Some of our neighborhoods are even in golf and recreation communities.
How many homes a year does CreekStone Homes build?
Locally owned and operated since 1995, CreekStone Homes will build approximately 125 homes in 2006 in six of Colorado Springs' finest neighborhoods.
What is PITI?
PITI are all the components of your monthly mortgage payment. It is the principal payment, interest, 1/12 of your annual taxes, and 1/12 of your annual insurance all added together.
Are there advantages to using the builder's lender?
Builders create partnerships with their approved lenders. These relationships ensure that you will get the best loan for your needs and that you are being offered the best rates available. Trained loan representatives will spend as much time as needed to help you get qualified and approved at the purchase price needed for your new home. This partnership also insures that the home buyer, the builder, and the lender are all on the same page ultimately leading to a successful closing with no surprises.
